Who are you going to call?\u00a0<\/p>\n<p>It might have to be your mortgage lender.<\/p>\n<p>A cooling job market is colliding with high homeownership costs, putting many people into a particular new squeeze: a loss of income and a monthly payment that was already hard to manage. At the same time, 42% of homeowners report expensive hidden costs and 16% say their mortgage payment is too high in Bankrate\u2019s 2025 Home Affordability Report. Bankrate talked to recently laid off homeowners to find out how they\u2019re dealing with it.<\/p>\n<div>\n<figure><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"1024\" src=\"http:\/\/ft365.org\/wp-content\/uploads\/2025\/11\/localimages\/ballard-1-1024x1024.png\" alt=\"Ballard in her newly purchased home.\"  ><\/figure>\n<div>\n<p>\u201cI was definitely stressed out,\u201d says Taylor Brione Ballard, 33, who lost her job at a nonprofit only a month after locking in a new mortgage.<\/p>\n<p>\u201cI did take some time to cry, and then I had to get my big girl pants on.\u201d<\/p>\n<\/p><\/div>\n<\/p><\/div>\n<p>We also talked to mortgage professionals who recommended a number of potential options, especially for those who get in touch directly with their loan servicer.<\/p>\n<h2 id=\"call-your-lender\" data-position=\"1\" data-beam-element-viewed data-id=\"br-h2-1-onpage-placement\" data-type=\"h2\" data-location=\"Editorial\" data-name=\"h2_all\" data-text=\"If you lose your job, call your lender right away\" data-outcome>If you lose your job, call your lender right away<\/h2>\n<p>You should contact your mortgage servicer as soon as you anticipate financial hardship, says Hala Garmo, regional mortgage manager for U.S. Bank. It\u2019s common for lenders to sell servicing rights, which means you\u2019ll start paying your mortgage to a different company. If that\u2019s happened to you, you\u2019ll want to reach out to your servicer \u2014 who you make your monthly payment to \u2014 for assistance.<\/p>\n<\/p><\/div>\n<\/p><\/div>\n<div>\n<div>\n<p>You\u2019ll likely need to submit a request for mortgage assistance (RMA). This is a form that asks for your information, including the hardship you\u2019re facing.<\/p>\n<p>\u201cOnce we get that RMA, that\u2019ll get the wheel in motion,\u201d says Becky Griffin, head of home lending servicing for Chase Home Lending. They gave her a 15-day grace period on payments with no late fee or credit reporting.<\/p>\n<p>She also filed for unemployment, ramped up her side hustle, withdrew money from her 401(k), tapped into her savings and eventually took on $15,000 in credit card debt to pay her bills, including her mortgage.<\/p>\n<h2 id=\"job-market\" data-position=\"2\" data-beam-element-viewed data-id=\"br-h2-2-onpage-placement\" data-type=\"h2\" data-location=\"Editorial\" data-name=\"h2_all\" data-text=\"It\u2019s not just you \u2014 the job market is tough\" data-outcome>It\u2019s not just you \u2014 the job market is tough<\/h2>\n<p>If you\u2019ve been laid off, you\u2019re not alone. That can feel both reassuring and frustrating, as open roles now have more competition. October 2025 had the highest October job cut total since 2003, according to a recent report from executive coaching firm Challenger, Gray &#038; Christmas. This is up 175% year-over-year.<\/p>\n<p>\u201cJob creation is pretty close to zero,\u201d said Fed Chair Jerome Powell at the press conference following the Federal Open Market Committee\u2019s October meeting.<\/p>\n<p>Even with a masters degree and a decade of experience, it took Ballard seven months to secure a new job. Today, she\u2019s using her steady income to repay her credit card balance by next year and put money back into her 401(k). She was also finally able to furnish her home.<\/p>\n<h2 id=\"know-your-options\" data-position=\"3\" data-beam-element-viewed data-id=\"br-h2-3-onpage-placement\" data-type=\"h2\" data-location=\"Editorial\" data-name=\"h2_all\" data-text=\"Know your options for paying your mortgage without income\" data-outcome>Know your options for paying your mortgage without income<\/h2>\n<p>If you\u2019re in a similar situation, it\u2019s important to know your options. Mortgage servicers have tools to keep you in the home and keep you paying your mortgage. Here are some examples:<\/p>\n<ul>\n<li> <strong>Repayment plan: <\/strong>If you fall behind on your mortgage payments, your mortgage servicer can help you by creating a repayment plan to catch back up.<\/li>\n<li> <strong>Mortgage forbearance: <\/strong>Forbearance means putting your loan on hold. You\u2019ll still pay interest, but your monthly payment will be lower. How long the forbearance lasts depends on your finances and your mortgage servicer.<\/li>\n<li> <strong>Loan modification: <\/strong>A loan modification adjusts your mortgage rate and\/or mortgage term to make it more affordable. If you\u2019ve suffered additional hardship along with losing your job \u2014 such as a natural disaster or a significant rise in housing costs \u2014 you may qualify for a loan modification.<\/li>\n<\/ul>\n<p>Aside from what your servicer can offer you, there are other actions you can take to help you manage your expenses:<\/p>\n<ul>\n<li> <strong>Lowering other housing expenses: <\/strong>Shopping around for a new home insurance policy and talking to your utility companies about your situation could help you lower your homeownership costs.<\/li>\n<li> <strong>Seek help from a nonprofit: <\/strong>Nonprofit debt counselors can act as a go-between between you and your mortgage company, helping you make the case for financial assistance. They also have the expertise to help you manage your other expenses.\u00a0<\/li>\n<li> <strong>Contact your state housing agency: <\/strong>State housing agencies may be aware of available assistance programs for your specific area. For example, Pennsylvania offers the Homeowners Emergency Mortgage Assistance Program (HEMAP).<\/li>\n<\/ul>\n<h2 id=\"job-hunt\" data-position=\"4\" data-beam-element-viewed data-id=\"br-h2-4-onpage-placement\" data-type=\"h2\" data-location=\"Editorial\" data-name=\"h2_all\" data-text=\"One homeowner is still on the job hunt 9 months later\" data-outcome>One homeowner is still on the job hunt 9 months later<\/h2>\n<p>For Symone Austin, 33 years old, working with her mortgage servicer didn\u2019t lead to any relief \u2014 so she\u2019s had to make it work on her own. She\u2019s been unemployed since getting laid off in early 2025 from her six-figure job as a UX content designer.<\/p>\n<div>\n<figure><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"1024\" src=\"http:\/\/ft365.org\/wp-content\/uploads\/2025\/11\/localimages\/austin-1024x1024.png\" alt=\"Austin in her newly purchased home.\"  ><\/figure>\n<div>\n<p>To learn about payment options on the North Carolina home she bought last year, she called her mortgage lender after the layoff. But the advice was discouraging \u2014 she was told she\u2019d have to miss a payment before she could get help.<\/p>\n<p>\u201cIt felt like I needed to be actively drowning before they would provide a life jacket,\u201d she says.<\/p>\n<\/p><\/div>\n<\/p><\/div>\n<p>Austin filed for unemployment and got her student loans deferred for 6 months, which are now due again. She earns some income making YouTube videos about personal finance and budgeting (\u201cLife and Numbers\u201d), which she puts toward her mortgage payments.<\/p>\n<p>By shopping at more affordable stores and not splurging on makeup or name brands, she\u2019s trying not to add to her credit card debt, which she moved to a balance transfer card to stop accruing interest until April 2026.<\/p>\n<p>Austin says the job search has been discouraging. \u201cWith everyone trying to find a job at the same time, it\u2019s really competitive now,\u201d she explains.
