The $30,000 home equity line of credit fell five basis points to 7.84 percent, according to Bankrate\u2019s national survey of lenders. Meanwhile, the benchmark 5-year $30,000 home equity loan fell six basis points, to 8.15 percent.<\/mark><\/p>\n<p><mark>According to Sarah Rose, senior home equity manager at Affinity Federal Credit Union, lower rates are opening the door to more home equity borrowing. \u201cI predict that borrowers will start to utilize their HELOC for bigger projects, as their interest rates are reducing, and so too are their payments,\u201d she says. \u201cBorrowers should keep a lookout for low introductory-rate offers, as lenders will be competing for the business. Rates are being driven primarily by two factors \u2014 the first one is the Federal Reserve\u2019s actions. In particular, the Fed impacts the cost of variable-rate products, like HELOCs. After cutting rates by a quarter point at its September meeting, the central bank suggested it may lower borrowing costs two more times this year.<\/p>\n<p>\u201cHomeowners considering a HELOC should be prepared for their rate to change shortly after each Fed decision,\u201d says Stephen Kates, senior analyst at Bankrate. \u201cThose considering a fixed-rate loan, on the other hand, should monitor rate trends closely to time their application for the best available offer, which may lag slightly behind Fed actions.\u201d<\/p>\n<p>Add to that lender competition, promotional offers and underwriting standards, all of which also have an impact on HELOC and home equity loan rates, says Kates. Then there\u2019s the value of your home and the size of your ownership stake.
